A Monthly Fee, paid by each Share Owner, covers most costs such as real estate property taxes,
operating expenses and required reserves. The Monthly Fee also pays for TV, grounds maintenance,
snow shoveling, water and sewer charges, trash removal, utilities, fire and liability insurance, legal
and accounting services and professional management. The non-profit Cooperative Association
Board of Directors, whom the owners elect,
determines any increase in the Monthly Fee.
Cardinal Pointe has been planned as a Limited Equity senior housing cooperative. Under a
formula prescribed in the Cooperative Association by-laws, each member's Share can grow in
value at a limited rate. This is planned to keep Shares affordable and in high demand for timely
resale. Both Minnesota State and Federal law grants cooperative Share Owners the right to be
considered as homeowners. This entitles you, as a Share Owner, the right to have homesteaded
real estate property taxes. As an owner of a Share you have equity.
